It takes professional roof consultants a week or more to prepare a specification. Our property manager Debbie might encounter several more weeks of research to collect data for a scope of work. Artificial intelligence using data libraries from the BIM, product manufactures and regulators completes the task in an hour.
At this stage the manufacturers AI can inject product configuration details to satisfy the requirements for FM Insured, municipal and UL standards or regional weather conditions. These details become part of the Bill of Material (BOM) contractors use to calculate cost in the next step.
Supply side demand confidence is escalated and defined by a scope of work. In the case of systems and equipment like roofing, logistics updates a specific manufacturer(s) with site, product and delivery schedules. The deliverables for other types of construction can be less definitive until bid submission and contract execution.
Note: Use of Digital Identity also registers users, firms and projects providing transparency and control over data in the cloud. Here, the manufacturer is informed of who’s consuming data and zip code for deliverables.

In built, contractors are often the designer interacting with BIM objects for design. In addition, this project requires four BIM objects to generate a project price rate profile.
Contractors interact with three platforms to obtain technical details, verify current cost and determine equipment requirements. AI calculates manpower utilizing a bill of material extracted from BIM data. Collectively, the scope and line item rates are digitally entered in the property managers bid submission platform.

Autonomous scheduling in such a diverse user environment requires a pseudo connection between stakeholders, the property and its projects.

Documentation generated during any build project is the origination of BIM data.
Digitally connected, the process of build or in this case replacing the waterproofing, artificial intelligence assures the rapid and accurate exchange of project documentation between stakeholders and BIM storage containers.
The final SOW, Contractor Bids, specs and COI documents are added to the BIM with an updated Roofing BIM Object that starts a new schedule of inspections and maintenance performance requirements.
Digitized data is also shared with the PMs contract platform and incorporated into written agreements signed between buyers and service providers. Banking and insurance involvement in build are equally autonomous by leveraging the project identity.
